The Building Maintenance Supervisor is responsible for scheduling, assigning and overseeing custodial operations, projects and staff and is primarily responsible for the maintenance of, monitoring and maintenance to HVAC systems and operations; building access systems, programming, and lighting systems, building life safety systems, including fire alarm and sprinkler systems. Supervisory Responsibilities: Direct Supervision: Elementary Head Custodian, Secondary Lead Custodian Indirect Supervision: Custodians Essential Duties and Responsibilities: * Manages and supervises all district building maintenance personnel directly or through designed supervisory or lead positions. * Supervises and provides leadership in the daily operation of custodial and maintenance service programs. * Inspects district facilities and properties to assure they are operating safely and efficiently within&#183;district guidelines, state and municipal codes and requirements. Checks HVAC and boilers to ensure safe operation. Performs pool maintenance and inspection. * Schedules, monitors and evaluates the effectiveness, quality and delivery of contracted services purchased by the district and in accordance with agreements. Collaborates and works closely with consultants regarding safety issues, building inspections or hazardous waste pickup. Inspects buildings to ensure compliance with building codes. * Monitors district event schedules and makes sure HVAC is scheduled and set up to assure the comfort of the public and staff. * Purchases custodian supplies and equipment. Works closely with Superintendent and Building Administrators concerning major facility needs, projects and improvements. Reports building concerns, needs, issues and recommendations to the Superintendent or School Board. * Performs and/ or assists custodial staff in the conduct of building maintenance repairs or the maintenance and repair of damaged equipment. * Serves on the district Health & Safety Committee to review and address safety issues, concerns, review injury reports, and/or make recommendations for changes to address district-wide safety issues and procedures. * Performs other duties of a comparable level or type, as required. * Works closely with district safety consultants overseeing safety management plans. * Manage district keying system. * Set up yearly inspections of life safety systems. Minimum Qualifications: Requires a minimum of Vocational/Trade School training in the areas of Facility Management, HVAC, or closely aligned trades area and 3 years prior facility maintenance experience that includes leading, overseeing or coordinating custodial and maintenance operations. Requires a valid MN driver's license. Certified Pool Operator and MN 1st Class C Boiler License. Essential Knowledge And Specialized Subject Knowledge Required To Perform The Essential Functions Of The Job: * Knowledge of the operation of building management systems (e.g. security systems, HVAC systems, mechanical, plumbing, masonry, and electrical work, etc.), , and preventive maintenance practices. * Fundamentals of supervision. * Fundamentals, concepts and processes of planning and contracting out contracted services. - District administrative policies and procedures (i.e. purchasing, HR, accounting, records and data retention requirements) * Custodial equipment, techniques and supplies. * Federal and state health and safety codes , laws, and regulations. * Building and construction codes and requirements. * Knowledge of HV AC operation equipment, repair and maintenance. * Knowledge regarding the proper storage of all custodial supplies and chemicals. * Office administrative and recordkeeping principles, practices, and requirements pertaining to assignment. Essential Skills Necessary To Perform The Work: * Establishing and maintaining effective working relationships with employees, supervisors, department heads, and district administrators. * ?Delegating, supervising, training, evaluating and planning work assignments and priorities for department staff. Planning, implementing and monitoring various departmental projects, programs, renovations and contracted services across the district. * Applying procurement techniques, e.g., bid work, preparing project specifications, pricing and ordering. * Planning, overseeing and developing preventive maintenance plans, schedules and procedures. * Planning, prioritizing, and organizing tasks and functions. * Ability to work independently with minimal supervision. * Planning and addressing facility needs and requirements with respect to safety and health, state and municipal requirements, laws, codes, rules and guidelines. * Performing pool maintenance activities for the district. * Performing general repair and maintenance procedures in such areas as mechanical, electrical, hot water boiler systems, air handling, carpentry, masonry, plumbing and electrical, floor covering and painting. Work Environment: Incumbents assigned to this classification are administrative and supervisory in nature. However, a portion of the job of the job is involved in performing various repair, maintenance and custodial duties and thus there are some risks of exposure to blood borne pathogens, and other bodily fluids; working with mechanical equipment poses potential risks and requires being aware of hands, limbs and clothing in relation to moving mechanical parts to.prevent injury; chemicals used in performance of the job also pose potential risks for inhalation of fumes, chemical burns and skin absorption; steam or exhaust burns pose some risk; electrical shock from working with electronic equipment such as tools and lighting; and some potential risks associated with asbestos. This classification is required to work in and around construction sites, and may be exposed to air borne contaminants, irregular and unpredictable hours depending upon weather conditions, building needs, etc. Physical Job Requirements: Employee is continuously required to talk, hear, walk, reach with hands and arms, and use hands/fingers dexterously; frequently climbs; occasionally stoops, kneels, and/or crouches, and sits; in the performance of the job. Exerting up to 50 lbs. pounds of force frequently, occasionally up to 100 lbs. with assistance, and/or a negligible amount of force constantly to lift, carry, push, pull, or otherwise move objects, including the human body. Job Summary:

Under the direction of the Superintendent, the Building Maintenance Supervisor is responsible for the overall operations, supervision of building maintenance personnel engaged in the custodial care, maintenance, and repair of district facilities. Essential Duties and Responsibilities:

  • Manages and supervises all district building maintenance personnel directly or through designed supervisory or lead positions.
  • Supervises and provides leadership in the daily operation of custodial and maintenance service programs. 
  • Inspects district facilities and properties to assure they are operating safely and efficiently within·district guidelines, state and municipal codes and requirements. Checks HVAC and boilers to ensure safe operation. Performs pool maintenance and inspection.
  • Schedules, monitors and evaluates the effectiveness, quality and delivery of contracted services purchased by the district and in accordance with agreements. Collaborates and works closely with consultants regarding safety issues, building inspections or hazardous waste pickup. Inspects buildings to ensure compliance with building codes.
