SECTION II: ESSENTIAL DUTIES AND RESPONSIBILITIES * Troubleshoots, operates and services HVAC plants. Monitors, checks and makes sure all air handling units are running properly. * Operates and maintains HVAC, energy management, boiler and machinery in the building. Utilizes energy management systems to operate, adjust and diagnose mechanical, air handling, electrical and/or fire systems for maximum efficiency. * Coordinates and oversees building security. Assigns, secures and/or opens up building. Shuts off lights, closes windows, locks doors, sets building alarms. * Performs scheduled preventive maintenance on all mechanical, plumbing and electrical equipment/systems within the district. * Programs and adjusts all energy management system equipment to account for after school and weekend community activities. * Diagnoses, troubleshoots and makes repairs to all mechanical, plumbing, electrical, carpentry, HVAC, or other repairs within the facilities of the district. Collaborates and works with local and state officials to assure repairs and facilities comply with building codes, rules, regulations and requirements. * Responds to all building requests/problems or concerns to ensure a safe, secure and comfortable environment in which to learn and work. * Inspects and monitors water quality in district swimming pool to minimize hazards and health standards/codes. * Performs other duties of a comparable level or type, as required. SECTION III: WORK REQUIREMENTS AND CHARACTERISTICS EDUCATION/KNOWLEDGE REQUIREMENT: Minimum education required to perform adequately in position could reasonably be attained only by completing the following: REQUIRED EDUCATION/TRAINING (choose one) DEGREE INFORMATION: Type of degree: (B.S., M.A., etc.) less than high school diploma x High school diploma or GED. Major field of study or degree emphasis: 1 year college 2 years college 3 years college 4 years college 1st year graduate level Essential knowledge and specialized subject knowledge required to perform the essential functions of the job: * Knowledge of the fundamentals, practices, and techniques involved in the repair, installation, troubleshooting and maintenance in assigned areas of responsibility * Knowledge of state and federal laws pertaining to areas of responsibility. * Knowledge of hand, power, and diagnostic tools applicable to trade. * Knowledge of all safety precautions, safety equipment and risk management procedures pertaining to specific duties and responsibilities of the work. * Knowledge of HVAC operation, repair and maintenance. * Knowledge of Boiler Water Treatment Program and chemicals required. * Fundamentals of general repair and maintenance activities in such areas as mechanical, electrical, steam, air system, plumbing systems, and associated equipment. * Knowledge of energy management systems and their applicable programming languages/commands. * Knowledge of pool operation and maintenance requirements, procedures and requirements. 2nd year graduate level Doctorate level Required Work Experience in Addition to Formal Education/Training: Minimum of 5 years experience in performing semi-skilled facility maintenance repairs and service. LICENSE/ CERTIFICATION Identify licenses/certification required upon hiring: Upon hire-Special Class Boiler License; MN Drivers License; Required within 1 year-2nd Class Boiler License Required within 3 years-1st Class Boiler License Required within six months-Certified Pool Operator License Required within one year-Non-Licensed Electrical License ESSENTIAL SKILLS REQUIRED TO PERFORM THE WORK Skilled in: * Establishing and maintaining effective working relationships with employees, supervisors, department heads, and building personnel. * Monitoring and coordinating the work functions and activities of outside contractors and vendors, if necessary. * Planning and implementing preventive maintenance programs and requirements of district mechanical, HVAC, plumbing, and electrical systems/equipment. * Reading and interpreting blue prints and diagrams. * Implementing maintenance schedules and needs for all district facilities. * Ability to work independently with minimal supervision. * Operating and using hand and power tools applicable to trade. * Using and operating energy management systems, programs, tools and diagnostic equipment to test, repair, or replace equipment or malfunctions. * Operating all equipment, machinery and systems necessary in performance of the job including steam boilers, pneumatic controls and all associated components. * Ability to read, understand, and follow safety procedures. * Maintaining swimming pools in accordance with codes and regulations. * Performing fundamental troubleshooting, repairs and maintenance activities in the areas of carpentry, plumbing, mechanical and electrical activities. Job Summary:
